RENTAL INQUIRIES

COMMUNITY RENTALS AT 12TH AVE ARTS

The rental calendar is designed around multi-week block rentals to support producers needing substantial technical rehearsal time, and long production runs.  We are not equipped for one-night events or hourly rehearsals.  Currently, the blocks available for community rentals are:

May 25- Jun 28, 2026 in the Studio Theatre ($9000)
Aug 10- Sep 20, 2026 in the Studio Theatre ($10,800)
Sep 28- Nov 8, 2026 in the Mainstage Theatre ($13,200)
Oct 05- Nov 15, 2026 in the Studio Theatre ($10800)
Nov 16- Dec 27, 2026 in the Studio Theatre ($9000)


A non-refundable deposit of 1/3 total rent due is required to secure a contract and have the dates removed from this website.  A second non-refundable 1/3 total rent deposit is due nine-months before arrival.  The final 1/3 payment is due on the first day of the rental.

The rate posted is the total amount renters are charged--there are no hourly or weekly charges for anything. Renters may program as many (or as few) public performances as they like. Black Box provides concessions and house management staff, technical support at load-in and strike, and housekeeping as part of the rental contract. All rentals are Mon-Sun.

THE VENUES

STUDIO THEATRE
The Studio is a 32' x 48' black box with at 18' pipe grid, 96 dimmers, and padded seats on moveable risers and a capacity recommended at 67. Studio productions share a small assembly Shop, Lobby, and Green Room, and have exclusive access to a Control Booth and one or two dressing rooms depending on the size of the cast. The Studio is typically rented as a 5-week block, and renters have exclusive access to the space during their residency. All rentals are Mon-Sun.

MAINSTAGE THEATRE
The Mainstage is a 42' x 63' black box with at 18' pipe grid, 192 dimmers, and padded seats on moveable risers and a capacity recommended at 125. Mainstage productions share a small assembly Shop, Lobby, and Green Room, and have exclusive access to a Control Booth and one or two dressing rooms depending on the size of the cast. The Mainstage is typically rented as a 6-week block, and renters have exclusive access to the space during their residency. All rentals are Mon-Sun.

​The rate discrepancy between the two venues is solely based on revenue potential. Studio and Mainstage renters have access to the same quality construction tools, lighting and audio equipment, drapery, and risers. The control booths are, in fact, identical. Dressing rooms are assigned based on need, not the size of the contract. Artists from both shows have free access to a kitchen, backstage shower, printing and laundry facilities.
